One: Geographic location
The tower is located in the First Class, Category A shopping center
in the central area of Chengdu City, facing Working People Cultural
Palace and the largest telecommunication street
in the southwest area. Around it are Holiday Inn Crown Plaza and Yinhe
Dynasty Hotel etc. Neighboring it is every provincial and municipal
bank. The daily people flow is up to 120-thousand/person, time. It
is indeed the busiest street in the downtown area of Chengdu City,
which provides customers with confidences and strengths to outspread
their grand ambitions.
Two: Realty Ownership
The realty ownership of 24-28 floors of CCB Sichuan Building belongs
to Henyep (Chengdu) Enterprise Limited.
Three: Leased Area
Henyep (Chengdu) Enterprise Limited possess 8684 square meters'
realty ownership in CCB Sichuan Building, which is entirely open
for lease.
Four: Term of Leasehold
Signing the lease of no longer than two years is allowed. The clients
enjoy free of rent during fitment period. The notice shall come
into attention two months in advance if the renewal of lease is
desired after the expiration of the lease. At the expiration of
the previous lease, both parties can make adjustment to lease according
to the market situation, and renew the lease upon the agreement
reached thereof.
Five: Rent
Floor 24: monthly rent is 85 Yuan/Centiare
Floor 25: monthly rent is 90 Yuan/Centiare
Floor 26: monthly rent is 95 Yuan/Centiare
Floor 27: monthly rent is 100 Yuan/Centiare
Floor 28: monthly rent is 110 Yuan/Centiare
The above-mentioned prices don't include the property managing charges.
The client shall pay the deposit equal to one-month rent previously,
which can assign to be the first month rent.
Six:
Assignment and Sub-lease
Upon the permission of property owner, the leasee may sub-lease
the rooms to its subordinate organizations. Without any permission,
the leasee shall not sub-lease the rooms to any non-affiliated organizations.
Seven: Security Deposit
7.1 A-type security deposit for room lease is three months rent;
those of B-F types are two months rent however, which will be returned
without interest at the expiration of the lease under the condition
that no event of breach-of-contract was occurred.
7.2 The client is required to pay a deposit for management expense
in an amount of three-month rent to property managing company as
per the standard of 15 Yuan/Month per square meter, which will be
returned during the cancellation of the lease.
Eight: Extension of the Leased Area
As for the neighboring available units, the leasee has the priority
to extend its area upon giving prior notification.
Nine: TV & Broadcasting System
The Tower is equipped with two sets of TV and satellite signal receiving
systems providing the stock market information and news and entertainment
programs (outlay is included in the property managing charge).
Ten: Electrical & Mechanical Equipment
Elevator: the main building is equipped with 10 sets of vertical
elevators, which are all imported Toshiba elevators from Japan with
luxury fitments. The gates of elevator halls are in golden color
(main floors), and silver mirror-surface stainless steel. The 10
sets of automatic stairway in the adjective building are the products
of China Xunda brand. The stairs, handrails and control case are
imported from Swiss.
Air-conditioner: the tower adopts the collective central air-conditioning
system, in which the main equipment American original assembled
"YORK" unit. Inside the room adopts the wind fan-coil
unit; the temperature can be adjusted at the wish of user.

Two brand new fans are equipped at two opposite corners in every
floor. The advantage is it can safeguard the access of fresh air
in each room, and provide sufficient comfort for the personnel inside
of the room by cooperating with air-conditioner. The specified wind
rate of new fan is 8000m3/h; the designed capacity/density is 150
kcal/m2.
Communication: adopts German KRONE integrated wiring system with
6500 information spots, each of which consists of one sound and
one data.
The tower has accesses to:

Fire Control:
The fire controlling and alarming system is the imported product
of Panasonic Co. from Japan, which conforms to the standard and
is inspected to be qualified by Sichuan Provincial Fire Control
General Team.
In addition to the two lines of fire relieving passages in the main
building, the steaming anti-fire roller blind switches on both ends
of the elevator room will drop down automatically when emergency,
which forms a temperature shelter, at the meantime the wind blows
in and smoke discharging system starts up, the safety of the people
and enhanced.
Electricity Supply:
The electricity is provided to the tower from special line by Chengdu
Municipal Power Supply Bureau. The standard of supply is 10 thousand
KVA. The designed power consumption is 45KVA, and around 30W standard
power consumption in each square meter.
Reserved Power Supply System
The reserved power supply system adopts "Cummings" generating
units, the power is 110KVA, which is adequate for the normal performances
of emergency lighting, power source of outlets, elevators, and fire-controlling
system. It provides 1W/M2 computerized reserved
power supply, which is charged in accordance with meters.
Eleven: Security System
With American "C&K" microwave & infrared ray double
technological alarming detector, and, "AD" TV monitoring
system, directly managed by Chengdu Public Security Bereau, 24 hours
patrolling of security ensuring department.
Twelve: Promised Services
12.1 Cleaning and sanitation: the property managing company takes
charge of the cleaning work in the public area (including restrooms)
of the tower. However it also provides the paid-services for the
indoor cleaning via appointment.
12.2 Power supply: the expenses of electricity for public areas
and facilities are included in the management expenses. In case
that additional electricity for lighting or equipment is needed,
the extra-capacity fee is to be charged.
12.3 Central air-conditioner: during the standard property-managing
period (7:00---19:00, Mon. through Fri.), the cost of air conditioning
is included in the property managing charge, there's no additional
charge on it.
12.4 The maintenance and repair of public areas and public facilities
are the responsibility of property managing company; the costs thereof
are comprised in the property managing charge, no additional charge
shall occur here.
12.5 The indoor facilities, expert for the fan-coil unit, all the
fragile equipments such as lights etc. should be maintained by client.
In case that the replacement is required, the property managing
company may provide paid-service.
Thirteen: Addition property managing services
The normal standardized property managing service period is AM 7:00
--- PM 19:00, Monday through Friday, however, you can obtain the
service beyond the normal service period by notifying the property
managing company of the length of overtime and number of servants.
Fourteen: Car Garage
The non-fixed parking space of the garage in the basement for standard
small car is 400 Yuan/Month, and 600 Yuan/Month for other vehicles.
Fifteen: Adequate and systematic service
15.1 Conference Center: one 10-person conference room, one 50-person
conference room, one 138-person conference room.
15.2 Registration: our company provides the paid-services with all
options for the clients residing in the tower.
Sixteen: Load
The load of floor is 1.5 KN/M2
Seventeen: Room Condition When Hand-over
The ceiling inside the room uses aluminum alloy square plates. The
walls use imported environment-friendly latex paint. The floor is
made of cement.
Eighteen: Decoration and Fitment
18.1 Famous Hong Kong designer takes charge of overall design for
decoration and fitment. The elevator room is decorated with imported
marbles, furnished with fresh flowers and green plants. The imported
carpets are used in passageways. The restrooms are equipped with
Japan's TOTO cleaning appliance, hand-washing lotion, and imported
American hand-dryer, bath tissues.
18.2 The stipulations for fitment: In the purpose of further standardizing
the client's fitment, the following stipulations are made for the
standard of fitment. Please get a clear understanding to them before
signing the lease in case of any problem.
18.2.1 Door frame: all the large door frames are made of stainless
steel or aluminum plates. Frontal width of the frame border is 11cm.
No distance is allowed between the top of frame and sunshade.
18.2.2 the rooms facing the elevator room must use two-door glass
door, the primary-secondary doors are adopted in every other corner.
18.2.3 the halls of residing clients must be equipped with double-tube
energy-saving lights no less than 8 (A Type: 4), so as to enhance
the vision effect outside of the office area.
18.2.4 the fitment on the floor should use square anti-fire carpet,
any other kinds of carpets are not allowed.
Nineteen:
19.1 the property managing charge is 15 Yuan/Month, m2, including
air-conditioning fee, water and electricity fees for public area,
public security, cleaning and sanitation, as well as government
charges. The electricity fee indoor is 1.05 per kilowatt-hour.
19.2 10 Yuan/m2 of garbage clearing and sanitation fee shall pay
for fitment.
20 Yuan/m2 of fitment deposit shall be paid by fitment company.
The deposit for fitment entry certificate is 50 Yuan/piece; cost
of production for certificate is 5 Yuan/piece.
Note: the above deposit will be returned in full amount at the time
the fitment company leaves the building.
